GENESEE CO WILDFIRE SIDING WUI CODE

James Hardie fiber cement siding on high-value mountain home Genesee CO — 5280 Exteriors

99% OF GENESEE HOMES ARE AT WILDFIRE RISK. HERE’S WHAT THAT MEANS FOR YOUR SIDING, ROOF, AND DECK.

I’ve been working in Genesee for a long time. It’s one of the most distinctive communities we serve — high-value homes, incredible views along the I-70 corridor, serious owners who care about their properties. It’s also one of the most wildfire-exposed communities in Colorado.

That last part isn’t opinion. According to independent risk data, 99% of Genesee properties carry some degree of wildfire risk over the next 30 years. The Genesee Fire Protection District — which covers roughly 1,500 homes at elevations up to 8,000 feet — is formally classified as at extremely high wildfire risk. Jefferson County, which contains Genesee, has wildfire risk 98% above the national county average.

I’m not leading with this to alarm anyone. I’m leading with it because, as of July 1, 2026, that risk classification has direct implications for how your home must be built and renovated. And if you own a home in Genesee and are planning any exterior work this year, you need to understand what changed.

Roofing, Decking, and Windows: The Full Exterior Picture

Jefferson County adopted its own Wildfire Resiliency Code — stricter than the Colorado state minimum — and it went into effect on July 1, 2026. The code establishes enforceable structure-hardening requirements for properties in Wildland Urban Interface zones. Virtually all of Genesee’s residential areas fall within the WUI.

The key trigger point: alterations or additions exceeding 500 square feet in a WUI zone now require code-compliant materials. For most Genesee homeowners, a full siding replacement, roof replacement, or deck rebuild will exceed that threshold.

Here is what the code requires in practical terms:

  • Exterior wall siding: must meet Class 2 structure-hardening standards — meaning it must resist ignition from radiant heat and ember contact. Vinyl siding and untreated wood do not qualify.
  • Roofing: must be Class A fire-rated in Moderate and High Fire Intensity zones — which covers most of Genesee.
  • Deck surfaces and framing: must be noncombustible or fire-resistant. Standard wood decking does not qualify without additional fire-retardant treatment.

The practical reality for Genesee homeowners: the materials most commonly installed on mountain homes built in the 1980s — wood siding, cedar shakes, standard asphalt shingles, wood decking — do not meet the new requirements for covered renovation projects.

James Hardie: The Siding Answer for Genesee’s Climate and Code

I’ve been installing James Hardie fiber cement siding on mountain homes for over 20 years. In that time, I’ve watched vinyl crack in the freeze-thaw, wood rot under the snowpack, and cedar age out in the UV at elevation. I started recommending Hardie before it was a code requirement because the climate logic was already overwhelming. Now the code has caught up to what the climate has been telling us for decades.

James Hardie fiber cement is non-combustible. It will not ignite from ember contact or radiant heat. It carries a Class A fire rating under ASTM E84 testing. It is explicitly recognized by the Jefferson County Wildfire Resiliency Code as a compliant exterior wall material for WUI zones. Check, check, check.

But beyond code compliance, here’s why it’s the right material for Genesee on its own merits:

  • Dimensionally stable through freeze-thaw cycling — it doesn’t crack, warp, or pull away from trim the way vinyl does at elevation
  • ColorPlus Technology factory finish — kiln-baked and UV-stabilized to hold color through Genesee’s high-altitude sun without fading or chalking
  • Moisture resistant — will not absorb water, rot, or delaminate under Genesee’s heavy spring snowmelt
  • Impact resistant — handles wind-driven debris, hail, and falling branches without cracking
  • 30-year warranty when installed by an Elite Preferred Contractor — the only warranty of its kind in the fiber cement category

That last point matters specifically in Genesee. When you’re protecting a home with a median value around $1.1 million, the difference between a 30-year backed warranty and no warranty is not a minor detail. It’s the difference between a covered claim and an out-of-pocket reinstallation.

Roofing, Decking, and Windows: The Full Exterior Picture

Siding is usually the starting point, but most Genesee homeowners we work with are thinking about the full exterior. Here’s how the other three products fit in.

GAF Roofing
Your roof is your home’s primary wildfire defense. Embers carried ahead of a fire front land on roofs first. Under the new Jefferson County code, Class A fire-rated roofing is required in most of Genesee’s fire intensity zones. GAF roofing systems meet that standard and are built for Colorado’s dual challenges of hail impact and wildfire ember exposure. When we’re doing siding and roofing together, we sequence and flash them as a single system — not two separate scopes handed off between contractors.

TimberTech Composite Decking
Wood decks are one of the most common ignition points during wildfire events. Embers collect in board gaps. Combustible under-deck spaces sustain ignition. The Jefferson County WUI code now requires fire-resistant deck surfaces. TimberTech composite decking satisfies that requirement while giving Genesee homeowners the outdoor living space these properties are built for — without annual maintenance, staining, or the fire vulnerability of wood. We added TimberTech to our product line in 2026 specifically because WUI code compliance on decks is now a real issue for our mountain market customers.

Pella Windows
Windows are a separate conversation from fire code, but they’re part of every full exterior evaluation we do in Genesee. At 8,000 feet, temperature swings of 50+ degrees in a single day put real stress on window seals and frames. UV intensity at elevation degrades seals faster than most homeowners realize. We install Pella windows — a brand with proven mountain climate performance — and when we’re doing windows and siding together, we coordinate the rough opening flashing as a unified system. That integration detail is where inferior installations leak.

Why Contractor Selection Matters More Than It Used To

Before the Jefferson County WUI code, contractor selection in Genesee was primarily about quality and trust. Those still matter. But now it’s also about compliance. A contractor who misspecifies materials, skips proper permitting, or installs without understanding WUI documentation requirements can leave a homeowner with a failed inspection, a required tear-out, and a voided warranty.

5280 Exteriors has been working in Jefferson County mountain communities for over 20 years. We are a James Hardie Elite Preferred Contractor — the top 1% of siding contractors nationally — and back-to-back Presidents Club Award winners for 2024 and 2025. We manage WUI permit applications with Jefferson County on your behalf. We install to manufacturer specifications that satisfy both the warranty and the code inspection.

On a Genesee home, that’s the level of credential the project warrants.

One More Thing: The Mountain Season Is Short

I say this every year and it’s still true: if you’re considering a siding, roofing, decking, or window project in Genesee, the time to call is before summer peaks — not in September. Mountain installation windows compress fast. Permit timelines add lead time. Material lead times add more. We’re already booking out into late summer for Jefferson County mountain projects.
If you want to get exterior work done at your Genesee home this season — especially with a new code in effect that your contractor needs to understand and permit to — the conversation needs to happen now.
